A two-night minimum stay is required on weekends. One night is allowed on weekends if Thurs/Fri is booked, or Sat/Sun is booked. Group reservations also require a two-night minimum. Red Oak Cottage requires a two-night minimum, including weekdays.


A deposit of the first night’s stay, including taxes, is paid at time of reservation, with the balance due on the day of arrival. For group stays the deposit is ½ the total amount, including taxes.


Rates are based on single or double occupancy. There is an additional charge for the 3rd or 4th guest, including children.


Check-in is 3:00 pm – 8:00 pm. If arriving outside of check-in times please call to make arrangements. Check-out is 11:00 am. Most of the time a late check-out can be accommodated. If your room needs to be cleaned for new guests arriving we are happy to store your luggage so you can continue to enjoy the property until your desired departure time.


The deposit is refundable only if a cancellation notice is received 14 days prior to the scheduled arrival date, less a $15 processing fee. The deposit is NON-refundable if the reservation is cancelled within 14 days of the stay, unless we are able to re-book the room, move your reservation to another date, or transfer the amount of the deposit to a gift card to use for a future stay.

With 48 hours or less notice, the remaining invoice balance including additional Guest Services will be charged to your credit card. Group reservations require a 30-day cancellation notice, with a $100 service charge.


Fall Farm’s cleaning standards are always set to the highest level. Our top priority is always our guests – your health, safety, peace-of-mind, and comfort are at the forefront of our minds. Unless requested, Fall Farm staff does not enter your guestroom during your stay for daily housekeeping. However, baskets are provided in each unit for wet towels and trash, and can be placed outside your door for pick up. For your convenience, extra bath towels and cleaning supplies are provided.


Children age 12 and over are welcome. This is to provide a peaceful and romantic atmosphere for each and every guest at Fall Farm. If booking the entire house as a group reservation, children younger than 12 can only be accommodated in a downstairs unit.


Groups booking the entire property must call the Inn at 903-714-1595. A negotiated rate, service charge, and cancellation policy apply, based on the requirements of the reservation.


Fall Farm’s inviting and colorful kitchen is the heart of the house, and guests are welcome to enjoy the snacks and fruit from the kitchen counter and make coffee or hot tea at the coffee bar. A guest refrigerator and ice machine are located in the pantry along with ice buckets and wine glasses.  The microwave is available to reheat food, make popcorn, etc. Use of the kitchen for meal preparation is not allowed.  Groups booking the entire Inn may arrange for expanded use of the kitchen for an additional fee.


Fall Farm is a NON-SMOKING property. Smoking is NOT permitted either indoors or outdoors. This includes e-cigarettes and any sort of vaping device. Guests choosing to not honor this non-smoking policy will be charged a $500 fee.


Guests are NOT permitted to burn candles of any kind in Fall Farm guest units, bathrooms, common areas, or anywhere outside.


Unfortunately, pets cannot be accommodated at Fall Farm. We love pets but many of our guests have allergies.
